# Contract Agreement
**This Contract Agreement ("Agreement") is made and entered into as of [Date], by and between:**

## 1. Purchase Price

## 4. Disclosures
The Seller shall disclose to the Buyer if the Property is known to be haunted, or if any other facts exist that may materially affect the Buyer's decision to purchase the Property. This acknowledgment of such conditions shall be included as part of the disclosures provided to the Buyer.
## 5. Title Insurance
At or prior to Closing, the Seller agrees to provide the Buyer with a title insurance policy insuring the Buyer's title to the Property, subject only to those exceptions acceptable to the Buyer.
## 6. Indemnification
The Seller agrees to indemnify and hold harmless the Buyer from any claims, losses, damages, and expenses resulting from any misrepresentation made by the Seller in this Agreement or in connection with the sale of the Property.
## 7. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of [State].
## 8. Amendments
This Agreement may not be amended or modified except in writing signed by both parties.
## 9. Entire Agreement
